Crummy estate agents… why u no do it ethically??

One of the first thing that we estate agents learn is that we must be professional in everything we do and do it ethically. Since we do not have ‘items’ or ‘products’ to sell, we are merely selling our ‘services’.  And this will eventually set us apart. Technically, if you’re not being too evil in executing your tasks, there’s practically no wrong and right about what you want to do. But after awhile, I’ve noticed (not that it’s new) there are a great numbers of agents/negotiators out there being ridiculous and to some point, preposterous. Why?

Recently, I’ve got a couple of requests from my clients to look out for some apartment units around Klang Valley. As usual, we will browse around as we do not have the listing with us. And while I’m at it, I got hold of some numbers of the agents representing the unit(s), or so it seems.

When I called them and enquire about the particular unit, I was told it is no longer available and proceeded to offer me another one which is totally not what I’m looking for. This happened with a few other agents too!

A red flag prompted me earlier. While browsing thru the property portals, I noticed that these agents in particular, have the largest number of units under their care. And why it feels suspicious? None of the pictures shown is taken from the inside. All that was shown are the exterior pics and if it was a condominium/apartment, it will only show the facilities and some was even taken directly from certain websites.

How they did it? Well, obviously they just created the listing and the ‘imaginary’ units themselves and claimed they have them. All they need to do is just look at the details of some of the available units and duplicate them so it will appear in the portals as though it belongs to them.

Why they do it? So, when a prospective client or agents like us dropped in, the whole page would have that particlar agent’s name all over it – and obviously people would think they are the specialist around here and call them to find out more. How low can you get??

Well, every industry have their bad apples and sometimes, it’s all about survival. I’m not one to point out if this should be the practice, but everyway you look at it, it’s wrong. There are multiple ways of executing a task and in real estate, it must be done with integrity and ethically. Some may view the real estate agents’ community to be small, but if you’re not careful, you’ll find yourself out of service sooner than you thought.

So, why don’t we all just do our part and offer only what is rightly ours. Don’t do such heinous act. Sometimes karma strikes early…  (“.)

Mini birthday get-together for Ray!

Another week, another birthday! This round it’s for our most-eligible bachelor, Ray! Had a great night at Sid’s (again) with the rest of the team. Darryl brought an awesome super rich chocolate cake (could be softer) and we had a few rounds of beer and liquor with some snacks before heading to our karaoke fix at Bangsar.

Some of the lads can’t make it that night. No worries, we drank and ate for you!

Contemporary 2sty bungalow Bukit Gasing

Earlier this week, I had the opportunity to view and list 2 contemporary styled bungalow units in Bukit Gasing, Petaling Jaya. This one is the 2sty bungalow corner unit located just about 200m away from the Bukit Gasing Rd turn in. This a newly built bungalow on a corner land in a matured neighbourhood.

About 500m radius around the house, you will find a school, restaurants, couple of temples and shops. Definitely no shortage of amenities here.

The unit has a modern feel and spacious interior. With the massive 6,000sqft build up, there’s ample space for every room. The living hall is exactly a huge rectangular space that is excellent for a conventional family who craves for a simple rest area but with a big hall for the furniture.

Though the house does not come with a fitted kitchen unit,  the new owner would be able to style the kitchen area more freely according to their personal creativity.

If you’re looking for a brand new bungalow with a good budget to go, this would be it. A house with almost everything in terms of space and also offers ‘nothing’, to provide flexibility and freedom for creativity by the owner.

Congratulations to Mohd Faiz Subri for winning the FIFA PUSKAS 2016 award!

Just want to congratulate Faiz on behalf of all of us in Malaysia of his winning the FIFA PUSKAS 2016 award for the best goal category! I mean, finally, we have some really good and proud announcement coming from a Malaysian for a while now. The goal was fantastic although there were some elements of luck to it, to be honest. But nonetheless, it was destined to win the moment the ball went in.

But it was sad to see some comments in Facebook earlier from some of those typical naysayers, commenting about why he wasn’t wearing the Malay costume la, why was he giving his speech in English la, why he only prepare his speech last minute la… C’mon guys. This lad literally won an international award and he made us proud worldwide, standing alongside the likes of football legends like Maradona, Zidane, the Ronaldos and even Sir Alex Ferguson mind you. So, just be proud and pour in the likes and words of encouragement ya?

Well done Faiz! Take your game to the next level!

A pleasant surprise at Franco @ 1 Utama

Normally, we would avoid having meals at these ‘fancy’ cafes cum’ restaurant due to the quality of their food and the poor service. It all started when my boy wanted to have mac & cheese for lunch and I whipped out the mobile and googled if there’s anywhere around 1U we could find a decent m&c.

We found Franco and decided to give it try. We didn’t know what to make of Franco – whether it’s Italian or French. Apparently, it all started with Miam Miam, and later to Franco back in 2015. Now, they decided rebrand or to Marco MC and it’s French-Japanese. Oh.

The food is surprisingly great considering the fact it’s fusion and they don’t have too many items on its menu either. We ordered a few items (they don’t use ‘dishes’) and they all looked and tastes great! Especially they M&C. Adrian said it was one of the best he tasted.

The Riz Au Curry is fantastic – Japanese curry, cheese, rice, frankfurters, broccoli and eggs! It has to be good!

Sous vide Airline Chicken Breast (ACB) – with charred brussels sprouts & Jus Gras. *Sous-vide is a method of cooking.

Signature Pasta – Ala dente spaghetti sautéd with Japanese dashi, shoyu, assorted vegetables, assorted meat & topped with an Onsen egg.

Croque Madame – Fried boiled ham and cheese sandwich with an egg!

Souffle Pancake – Soufflé style, thick and fluffy hot cake with whipped butter & maple syrup.

Since they don’t have too many things on their menu, we intend to try out all their mains whenever we can. Including the desserts! The price is slightly on the high side though.. hence the casual fine dining experience.

My first listing signage for 2017

Hey! It’s the 6th day of 2017 and I’m getting myself the first listing signage. And for the new year, this is currently the ‘highest value’ property from my list. It is at one of the most sought after location in Klang Valley.. Bukit Tunku aka Kenny Hills.

How much you ask? It’s RM 16M for a 28k sqft land size with a distinctive address to match. But now, the price was negotiated to RM 14.8M!! That discount alone *cough* can buy me a very *cough* decent house. (ºº)99f41cb3-3449-4f67-b752-b30f6e7cbf0d

Any takers out there? Secretly, I’m confident this will be taken during the first half of the year. That will be my best birthday present ever! Haha.

A winner at the start of 2017! This gotta be good.

Thanks to iProperty for handing these AEON cash vouchers (RM100) to me as a token of appreciation for participating the iProperty.com Malaysia People’s Choice Awards 2016 online voting campaign which was held from Oct 12th to Nov 14th, 2016 last year. Not much, but passed it to my parents as a little gift for them to have a quick stroll at Jusco and buy some ‘snacks’ during the weekends! Haha.. (that’s what you’ll get for RM100 nowadays in Malaysia.)
